These terms and conditions outline the rules and regulations for the use of Luxarea Homes
Private Limited Services & applicable charges for use of services. 
By using services from Sai Realtors we assume you accept these terms and conditions. Do not
continue to use Sai Realtors services if you do not agree to all of the terms and conditions stated
on this page. 
The following terminology applies to these Terms and Conditions, Privacy Statement and
Disclaimer Notice and all Agreements: “Client”, “Customer”, “You” and “Your” refers to you, the
person who uses services from Sai Realtors and compliant to the Company’s terms and
conditions. “The Company”, “Ourselves”, “We”, “Our” and “Us”, refers to our Company. “Party”,
“Parties”, or “Us”, refers to both the Client and ourselves. All terms refer to the offer, acceptance
and consideration of payment necessary to undertake the process of our assistance to the Client
in the most appropriate manner for the express purpose of meeting the Client’s needs in respect
of provision of the Company’s stated services, in accordance with and subject to, prevailing law
of India. Any use of the above terminology or other words in the singular, plural, capitalization
and/or he/she or they, are taken as interchangeable and therefore as referring to same. 
Sai Realtors is a Proprietary firm, in business of providing consulting, brokerage and liasoning
services involved in sale, purchase and leasing of immovable properties in and around Pune,
Maharashtra, India. 
Sai Realtors is RERA Registered Firm. We have office at 53 Madhur Milan , 14 B road , Khar
west , Mumbai 400 052, Maharashtra, India.

We use industry best practices and strictly follow rules and regulations applicable for our industry
and as applied to businesses in India. 
Any person logging on to or using the site (“the Visitor”) has unconditionally accepted the terms
and conditions of use and these constitute a binding and enforceable agreement between the
visitor and Luxarea Homes Private Limited.
1. The information on this website is presented as general information and no representation or
warranty is expressly or impliedly given as to it accuracy, completeness or correctness.
2. The visitor is presumed to have read the terms and conditions of the website and is deemed to
have agreed, understood and accepted unconditionally all the terms, conditions, procedure and

5. The plans, specifications, images and other details herein are only indicative and Luxarea
Homes Private Limited reserves the right to change any or all of these in the interest of the
project/development. The Website does not constitute an offer and/or contract of any nature
whatsoever. Any purchase/leave and license in any project shall be governed by the terms of the
agreement entered into between the parties and no details mentioned on this website shall
govern the transaction. Luxarea Homes Private Limited and its respective subsidiaries and
affiliates, and their respective officers, directors, partners, employees, agents, managers,
trustees, representatives or contractors of any of them, related thereto and any successors or
assigns of any of the foregoing shall not be liable for any direct, indirect, actual, punitive,
incidental, special, consequential damages or economic loss whatsoever, arising from or related
to the use of or reliance on this Web site. Luxarea Homes Private Limited reserves the right to
alter, amend and vary the layout, plans, and specifications or feature without prior notice or
obligation, but subject to the approval of the competent authorities as applicable.

the website, on phone, fax or e-mail, deemed to have consented and has expressly and
irrevocably authorized Luxarea Homes Private Limited to use, reveal, analyze or display and

works or database, use, transmit, upload, exploit, sell or distribute the same in whole or in part or
any part thereof without prior express written permission from Luxarea Homes Private Limited
.Facility to print an article or portion of text or material on this website through
computer/electronic device does not tantamount to prior written consent. 
9. Notwithstanding anything stated hereinabove or in this website, it is clarified, understood and
agreed that Luxarea Homes Private Limited through this website does not intend to make any
offer, proposal or contract as per prevailing laws in India or any similar or relevant law in the
country of residence or access of the visitor.

different.

advertise properties of Seller for a Customer/Buyer/User coming on its Website and is not and
cannot be a party to or privy to or control in any manner any transactions between the Seller and
the Customer/Buyer/User. All the prices or rates on this Website have been extended by various
Builder(s)/Developer(s) who have advertised their products. Company shall neither be
responsible nor liable to mediate or resolve any disputes or disagreements between the
Customer/Buyer/User and the Seller and both Seller and Customer/Buyer/User shall settle all
such disputes without involving Company in any manner.

17. Indemnification and Limitation of Liability: Each User agrees to indemnify, defend and hold
harmless the Company and its affiliates including but not limited to its (and its affiliates’) officers,
directors, consultants, agents and employees (“Indemnities”) from and against any and all
losses, liabilities, claims, damages, demands, costs and expenses (including legal fees and
disbursements in connection therewith and interest chargeable thereon) asserted against or
incurred by the Indemnities that arise out of, result from, or may be payable by virtue of, any
breach or non-performance of any representation, warranty, covenant or agreement made or
obligation to be performed by such User pursuant to these General Terms of Use. Further, each
User agrees to hold the Indemnities harmless against any claims made by any third party due to,
or arising out of, or in connection with, such User’s use of the Website or Services, User’s
violation of the General Terms of Use, or User’s violation of any rights of another, including any
intellectual property rights.
18. In no event shall the Indemnities, be liable to the Users or any third party for any special,
incidental, indirect, consequential or punitive damages whatsoever, including those resulting
from loss of use, data or profits, whether or not foreseeable or whether or not the Company has
been advised of the possibility of such damages, arising out of or in connection with (i) User’s
use of or access to the Website, Services or materials on the Website; or (ii) services provided
by any Registered Service Provider.
The limitations and exclusions in this Section apply to the maximum extent permitted by
applicable laws.
19. Amendment to the Terms of Service: We reserve the right, at our sole discretion, to change,
modify, add or remove portions of these Terms of Use, at any time without any prior written
notice to you. It is your responsibility to review these Terms of Use periodically for updates /

changes. Your continued use of the Services following the posting of changes will mean that you
accept and agree to the revisions.
20. Arbitration: If any dispute arises between a user/users and Luxarea Homes Private Limited
arising out of use of the Website or thereafter, in connection with the validity, interpretation,
implementation or alleged breach of any provision of these terms and conditions, the dispute
shall be referred to a sole Arbitrator who shall be an independent and neutral third party
identified by Luxarea Homes Private Limited . Decision of the Arbitrator shall be final and binding
on both the parties to the dispute. The place of arbitration shall be Mumbai, Maharashtra. The
Arbitration & Conciliation Act, 1996, shall govern the arbitration proceedings.
21. Grievance Redressal Mechanism: Any complaints, abuse or concerns with regards to content
and or comment or breach of these terms shall be immediately informed to the Grievance Officer
through email on the following email homes@luxarea.in Any grievance so received by the
Company shall be resolved within the best possible time.
